A contemporary Bolon

A contemporary take on one of our favourite styles of Indonesian traditional architectural design — the Bolon Loft is a 1-bedroom, 1-bathroom island retreat set across three floors. The roofline, the timber posts, and the lofted sleeping platform are pulled directly from the Sumatran Bolon typology, refined for tropical resort living without erasing the lineage.

Spaces

Downstairs is open: kitchen, living, and outdoor pavilion blur into one continuous room that opens onto the garden. Upstairs is a single, generous suite with its own balcony and a roofline tall enough to feel ceremonial. Detailed for the kind of low-maintenance, durable use that island rental developments actually need.

Areas (m²)

Total enclosed gross floor area in m². Walls + roof — bedrooms, bathrooms, kitchen, fully air-conditioned spaces.

Roofed but open or partly open — covered terraces, lanais, open-walled living areas, free-standing pavilions and salas common in tropical builds.

Paved or built ground works — driveways, paths, courtyards, terraces, decks, retaining walls, fences, pool surround. Anything paved or built outside the building.

Wet area only — water surface in m². Deck and surround go under Hardscape.

Soft works — lawns, gardens, planting beds, turf, trees. Anything grown rather than built.

Finish

Tier of materials and trades. Economical = practical and clean. Mid = our standard finish on most villas. Premium = bespoke, imported, or hospitality-grade.

Complexity

Site and structural difficulty. Simple = flat with easy access. Standard = some slope or constraints. Complex = steep, cliff, heritage, or specialised structure.

Include

Toggle off if your project doesn't include a pool.

Hardscape and landscaping. Toggle off if all site works are handled under a separate contract.

Mechanical, electrical, plumbing. Toggle off if MEP is being supplied by another consultant.
